How often should you service your boiler?

15 July 2026 · 4 min read · by Keilan Hannon-Byrne, Heatpoint Solutions

Once a year. That's the short answer, and it's not just a heating engineer drumming up work — it's the interval manufacturers set, the condition attached to most boiler warranties, and the sensible rhythm for a machine that burns gas inside your house.

What a proper service actually involves

A real service is more than a hoover and a sticker. The engineer should inspect and clean key components, check the flue with an analyser to confirm the boiler is burning correctly, test gas pressure and safety devices, examine seals and the condensate route, and check system pressure and the expansion vessel. You should get a clear verbal summary and paperwork at the end. If someone's in and out in ten minutes, that wasn't a service.

Why it matters more than it seems

Three reasons. Safety first: a service confirms the boiler is burning cleanly and venting properly, which is your main protection against carbon monoxide risks. Money second: small faults found early — a weeping seal, a tired expansion vessel — cost a fraction of what they become in January. Warranty third: nearly every manufacturer requires annual servicing by a Gas Safe registered engineer to keep a long warranty valid. Skip a year and you can quietly void five or more years of cover.

When to book

Late summer or early autumn is the sweet spot — engineers have more diary space than in the winter breakdown season, and any faults are found before the boiler starts working hard. If you're a landlord, pairing the service with your annual CP12 gas safety certificate on the same visit is the most cost-effective way to run it.
